Comfortable villa in an incredible location with stunning views
Pros: The location is incredible with absolutely stunning views over the Bay of Villefranche-Sur-Mer, St Jean Cap Ferrat and the Med beyond. The immediate area is occupied by luxury villas and is a designated quiet zone. There was everything we needed from the beautiful pool, hot tub, sauna, table football, table tennis and most importantly (for our son anyway!) a half basketball court. The kitchen was well equipped and there was plenty of room for us all. We had towels and cleaning equipment provided which was really useful. It was lovely to be just tucked around the corner from busy Nice but still have that and other places (Antibes, Monaco, St Jean Cap Ferrat, Eze etc) within an hours drive.
Cons: The air conditioning wasn't working upstairs and but sadly we didn't get much support from the host agency despite reporting this several times. The decor is quite tired (broken kitchen units, dated bedroom furniture, wire poking out of the swing chair in the lounge area) and the pool area needs attention (we found empty beer bottles behind the hot tub, some broken decking and the security gate was broken) however none of this spoiled our stay and the location more than made up for the pitfalls. One thing that I would mention is that there were lots of mosquitoes including tiger mozzies which are out all day so a good insect repellent is recommended especially around the pool area. If the garden was maintained better (it was very overgrown) they may be less of a problem.

Pros: Absolutely stunning, the photos don’t do it justice. Loads of space, nice and open plan. Five bedrooms which fitted our group perfectly.
Cons: Unfortunately, the lights to the cinema room didn’t work, and there were no instructions on how to use the room. It was quite tricky to get in contact with the Villa.

Spacious house and very clean
Pros: As all hotels have very small rooms, we decided 4 family members to book this house, it was a very good idea, the house is spacious, with a lot of possibilities, in a quiet zone close to Nice, is very clean, the cleaning lady makes a good job. For sure will come again.

Pros: Nous avons tout aimé. Séjour très bien passé. Société gérante facilement accessible et à l’écoute.
Cons: Tout est bien pensé. Propre, bonne emplacement, jacuzzi, piscine, sauna, barbecue…

Vue magnifique
Pros: La vue magnifique, la salle de bain balnéo,le sauna... maison spacieuse avec de belles chambres. Literie très confortable. Il y'a vraiment tout sur place! Même l'homme de service qui s'est déplacé à la villa pour nous amener une prise HDMi, est vraiment très sympa !!
Cons: Les points négatifs, important pour de futurs loueurs :Pas de WC au rdc et accès impossible pour PMR. Beaucoup de choses cassées (volet, vitre, porte du frigo..) Dernier point : des guides d'utilisation seraient un plus pour beaucoup d'appareils électriques, home cinéma etc..

Nice villa and location but could improve on the upkeep
Pros: Nice pool and hot tub, as well as foosball and basketball outdoors. Many bedrooms available. Nice views from the property.
Cons: Just a general sense of not being well maintained. Some mildew in the showers, loose toilet seats, feels dark and damp in the lower floor, algae in the aquarium, ping pong table/net, and ants/mosquitos/bugs. Bed mattresses are also on the side of too soft/old/worn.
